1. Definitions
1.1, River House-Recna Hiša d.o.o known hereafter as River House, is the
company who owns, publishes and produces this web site 'slovenian-property.net’.
1.2 River House, is the organisation who designed and develops this web site
1.3 The USER is any person, persons organisation or entity who, regardless of
capability, status or origin accesses this web site and the information contained
within.
2. Company Information
2.1 River House- Recna Hiša d.o.o ("River House") is a limited
company that is incorporated under Slovene Law and is registered with the courts.

2.2 The Slovenian-property.net web site is the official web site of River House.
2.3 River House is regulated by, and operates under Slovene Law.
3. Content
3.1 River House places properties for rent and sale on this site in good faith;
we take no liability for the accuracy of the properties’ particulars or
of the availability of the properties on a particular date. You must contact
River House to confirm the descriptions and availability of the properties.
Any information given with regard to purchasing a property should not be taken
as providing advice on the suitability of buying a property as an investment.
You must take legal advice before committing to any agreement to buy, rent or
let a property identified using our services. River House cannot be held liable
for any loss incurred in purchasing, renting or letting a property by users
of our service however caused.
3.2 River House Reserves the right to change the content of their web site without
any prior notification.
3.3 River House reserves the right to add, change or remove web site services,
functionality and capabilities without any prior notification.
4. Copyright Information
4.1 Unless otherwise indicated, and with exception of the items detailed in
4.2, the content of our web site including all text, images and sundry matter
is the Copyright of River House.
4.2 The design, layout, formatting and programming code of our web site is the
copyright of River House-Recna Hiša d.o.o
4.3 Unauthorised duplication or replication of this web site either in part
or whole is expressly prohibited unless authorised by the respective copyright
holder.
5. Deposits
5.1 You will have the opportunity to, or have viewed, your selected property
and therefore should be sure of your purchase.
5.2 River House publishes and supplies information about properties provided
by estate agents or vendors. Although we make every effort to ensure this information
is correct, we cannot be held responsible, for its accuracy. You should always
make your own checks, using a surveyor and/or lawyer, before proceeding with
a purchase.
5.3 Where it is indicated that a property has services, i.e. electricity/telephone,
we mean that the services are within the boundaries of the property but not
necessarily within the property itself. On older properties where services are
described as ‘close by’ we mean that they are within 20m of the
property and can be connected, you are obliged to clarify this as required.
5.4 Where a property is described has having water, this indicates that there
is water on the property, albeit mains water, pumped well, hand pump well or
private filtration system, you are obliged to clarify this as required.
5.5 Unless otherwise indicated, a deposit of 10% is required to secure any property.
5.6 Deposits are non refundable but should it be found that there is a problem
preventing the sale of the property, River House will be happy
to refund the deposit in full.
5.7 Balance due should reach the River House account prior to signing of the
final contract or a maximum of 30 days after the deposit payment in order us
to complete the transaction on schedule.
6. Selling your Property
If you wish to resell your property at a later date, River House will be happy
to advertise any property purchased through us free of charge at any time, with
the exception of investment properties. We store the original information for
your property and if you have made any repairs/renovations/extensions, we will
be happy to photograph and list your property for a minimum fee as required.
We will only advertise properties that we have originally sold because we know
that all paperwork is correct. Any other property you may have acquired or have
bought solely for investment, may be sold through the agents with a maximum
4% commission and only after extensive checks into ownership and land rights
have been completed.
